Rise & Desert Ridge Specials for Bullhead City, AZ

Two Cavco homes on special at Mohave Homes in Golden Valley, the Rise 3258S and Desert Ridge 28583A, plus what Bullhead City asks for when you place one.

10/26/2026

If you're shopping for a new manufactured home for a lot in Bullhead City, two homes on special at Mohave Homes, Inc. in Golden Valley are worth a close look. Both are Cavco-built, 3 bedroom, 2 bath inventory homes, and both show reduced prices on the Mohave Homes website right now. Here's what each one offers, what the listed prices are, and what Bullhead City asks for when a manufactured home goes in.

Rise 3258S: the larger of the two

The Rise 3258S is a Cavco home from the Rise series. It has 3 bedrooms and 2 full baths in 1,813 square feet, with a 32' x 58' footprint. It's an inventory home at the Mohave Homes location in Golden Valley, so you can walk through it in person.

Listed special price: was $221K–$230K, now $202K–$210K.

The Rise series feature list on the home's page includes:

  • 9-foot ceilings, 42-inch overhead kitchen cabinets and 80-inch windows
  • Solid surface countertops and soft-close cabinet hardware
  • Custom wood-door cabinets and Whirlpool appliances
  • Skylights, solar tubes and roof dormers
  • A barn-style sliding door on the primary shower
  • An 8-foot front door and painted siding with architectural shingles

The page also lists the home as foundation ready. It's a lot of house for buyers who want room to spread out.

Desert Ridge 28583A: a smaller footprint and a lower price

The Desert Ridge 28583A is built by Cavco Phoenix. It offers 3 bedrooms and 2 full baths in 1,553 square feet, at 26'8" x 58'. Like the Rise, it's an inventory home at the Golden Valley location.

Listed special price: was $185K–$192K, now $172K–$179K.

Features listed on the home's page include 9-foot flat ceilings and 9-foot exterior walls, hand-painted vertical grooved cement siding, 80-inch dual-glaze vinyl windows and an 8-foot insulated fiberglass front door. In the kitchen you'll find 42-inch overhead cabinets, hardwood cabinet doors, laminate countertops with a ceramic tile backsplash, and Whirlpool appliances with a 30-inch freestanding gas range. The primary bath has a freestanding spa tub and a 48" x 72" ceramic tile shower with a glass enclosure. The home is built with 2x6 floor joists at 16" on center and 30 lb. roof load construction.

What Bullhead City asks for

Inside city limits, Bullhead City's Development Services Department at 2355 Trane Road handles manufactured home permits, and the city also administers the Arizona Department of Housing (ADOH) installation permit. The city's manufactured home zoning clearance handout is worth reading before you buy, because a few of its rules affect what you'll need on your lot:

  • The home can't be manufactured more than two years before the year the permit is requested, and it must be at least 672 square feet. Both specials are well above that size.
  • The lot needs at least 80 square feet of storage (a shed, storage room or garage), a carport of at least 10' x 20' on one side of the home or a 10' x 20' garage, and a driveway at least 12 feet wide of asphalt, concrete or gravel.
  • You'll submit a site plan, the home's floor plan, the manufacturer's pier layout and a contract from a licensed pest control company. Proof of termite treatment is required before the city issues its Certificate of Compliance.
  • Fees listed on the city's estimate worksheet include a zoning clearance permit of $115 (or $281.75 with attached accessory structures) and the $700 ADOH installation permit, plus water resource, sewer, electrical or floodplain fees where they apply.
  • You have 90 days from permit issuance to call for the setback and house-number inspection, and 180 days to complete all required inspections.

The city's manufactured home pamphlet also says skirting is required on all installations. The city notes that its fee figures are estimates and final fees are set during plan review, so confirm current requirements with Development Services before you order.

What the special prices include

Both listings show a price range rather than a single number, and neither listing spells out exactly what is bundled into that range. Before you compare these homes with anything else, ask Mohave Homes for a written quote that shows the final price and what it covers: delivery to your Bullhead City lot, setup, skirting, steps, A/C, and whether a carport, storage or driveway is part of the deal. Since the city asks for the dealer's sales contract to see which accessory structures are included, getting that in writing helps on the permit side too.

Mohave Homes says it handles sales, service, transport and set-up in-house. Its site says its crew is licensed and bonded for installations, sets homes to state and county standards, obtains the necessary permits, and installs engineered tie-down systems. You can read more on its transport and setup page.

Mohave Homes also has a price promise on its website: "If you find a better price, get exactly what it is in writing and we will beat it plus give you $500 in upgrades for free." Ask the team for the details.

Both listings note that images are for illustration and may show options that aren't standard, so confirm finishes on the actual home before you sign.
